Landlords Services and Fees
Introduction
UNAC offers 3 levels of Letting Service, 1) Let Only, 2) Rent Collect and 3) Full Management.
Fees for each service are listed below along with a brief description. These fees are applicable to all new tenancies which begin after January 1st 2022.

Please Note that all quoted Fees exclude VAT which will be added to final invoices.
1) Let Only Service
To market and let your property.
- Pre-market advice on:
- Statutory Requirements, Safety & Deposit Matters.
- Rent expectation.
- Property Preparation.
- Any other items the Landlord wishes to discuss.
- Actively Market your Property via UNAC website and Rightmove.
- Conduct viewings and find suitable tenants.
- Prepare and oversee Signing of the Tenancy Agreement.
- Obtain Rent Guarantors or substantial forward rent payment.
- Collect Deposit and initial Rent payment and pass to Landlord.
- Provide Rent and Deposit Statement.
- Advise on letting for the following year.
Fees for the Let Only Service
- 70% of the first month’s rent or a flat fee of £300 per placed Tenant whichever is greater.
- £50 per tenancy (not tenant) for collecting and passing deposit to Landlord.
2) Rent Collect Service
To market and let your property and collect the rent throughout the tenancy.
Pre Tenancy Items
- Pre-market advice on:
- Statutory Requirements, Safety matters, Deposit Matters.
- Rent expectation.
- Property Preparation.
- Any other items the Landlord wishes to discuss.
- Actively Market your Property via website and other means.
- Conduct viewings and find suitable tenants.
- Prepare and oversee Signing of the Tenancy Agreement.
- Obtain Rent Guarantors or substantial forward rent payment.
- Collect the Deposit and pass to the Landlord.
During Tenancy Items
- Collect rent throughout the Tenancy and passing to the Landlord.
- Manage rent arrears and receive ad-hoc payments.
- Communicate with Rent Guarantors when necessary.
- Provide regular Rent Statements.
Post Tenancy Items
- Advise on letting for the following year.
Fees for the Rent Collect Service
- 60% of the first month’s rent or a flat fee of £275 per placed Tenant whichever is greater.
- 7.5% commission on collected rent.
- £50 per tenancy (not tenant) for collecting and passing deposit to Landlord.
3) Full Management Service
To market and let your property, collect the rent and deposit and manage the tenancy on a day to day basis.
Optionally, UNAC will register deposits with the Deposit Protection Service and oversee their return to the tenants at the end of the tenancy.
To assist you in comparing the 3 Letting Services, items that are only available to the Full Management Service are highlighted.
Pre Tenancy Items
- Pre market advice on:
- Statutory Requirements, Safety matters, Deposit Matters.
- Rent expectation.
- Property Preparation.
- Any other relevant matters the Landlord wishes to discuss.
- Actively Market your Property via website and other means.
- Conduct viewings and find suitable tenants.
- Prepare and oversee Signing of the Tenancy Agreement.
- Obtain Rent Guarantors for each Tenant where practical.
- Collect the Deposit and either:
- Pass Deposit to the Landlord to Manage - Or
- Administer the Deposit by placing it in the Government Deposit Protection Service.
Start of Tenancy Items
- Take meter readings.
- Take Inventory – where UNAC have been instructed to manage the Deposit there will be a charge of £90 for an inventory with photos
- Ensure compliance with statutory requirements for Deposit Protection Service (where UNAC manage the deposit).
- Initial Access, Key Distribution and House Induction to tenants at start of tenancy.
During Tenancy Items
- Pass Student details to the Council for the purpose of Council Tax Exemption on the property.
- Collect rent throughout the Tenancy and pass to the Landlord.
- Manage late rent and receive any ad-hoc payments.
- Communicate with Rent Guarantors where necessary.
- First Point of contact for students for any items relating to the tenancy.
- Investigate maintenance items.
- Arrange for small items of maintenance to be carried out (charged on a per job basis).
- Termly house inspections (3 per academic year) including meter readings.
- Provide regular Rent Statements.
Post Tenancy Items
- Receive keys.
- End of year house inspection (no additional cost).
- Manage deposit return process (additional cost which varies depending on complexity as explained below).
- Advise on letting for the following year.
Fees for the Full Management Service
- 50% of the first month’s rent or a flat fee of £250 per placed Tenant whichever is greater.
- 11% commission on collected rent.
- Deposit collection
- Collect Deposit and pass to Landlord - £50 per tenancy. Or
- Collect Deposit and register with the Deposit Protection Service - £60 per tenancy.
- Deposit Return(only applicable where UNAC has been instructed to manage the Deposit).
- o Non-contested Deposit Return, quickly agreed with one round of communication with the Tenants - £60 per tenancy.
- o Statutory Declaration at a Solicitors Office to recover unpaid rent from a deposit - £50.
- o Dispute Resolution Service - To prepare, submit and manage an application to the Deposit Protection Service - £75 per tenancy. .
- Inventory
- Where UNAC has been instructed to manage a deposit there will be a charge of £90 to take the Inventory and see that it is signed and returned by the tenants.
